I just watched a video of xu xin practicing and when he pushed the ball it went back into the net right after.
Is it his technique or it's just the spin of his very tacky and new rubber?

He is putting a good amount of backspin. This is mainly technique. You can do it with any rubber that has reasonable grip but the technique is the vital part.
He is getting a very fine brushing contact on the ball. It takes a bot of work to get this contact right. Lots of practice ahead.
